TERMS & CONDITIONS

Stay conditions (seasonal rental · minimum 32 nights)

These conditions apply to stays offered under the brand Calafat Sea Living, managed by BKSol Trade, S.L., and will be complemented in each case by the written confirmation and the corresponding contract.

1) Type of stay and minimum duration

Stays are offered under a seasonal rental agreement (use other than primary residence), with a fixed duration and a minimum stay of 32 nights, in accordance with applicable regulations and, where relevant, the Spanish Urban Lease Act (LAU).

This is not short-term tourist accommodation and no hotel services are provided.

2) Request, confirmation and formalisation

Requests can be made via web form, email or WhatsApp. Availability, price, maximum occupancy and the main stay conditions will be confirmed in writing before formalising the reservation or contract.

The stay is formalised through the corresponding seasonal rental agreement, which will specify the duration, occupants, temporary purpose and basic house rules.

3) Occupancy and use of the accommodation

The maximum occupancy and authorised occupants will be specified in the confirmation and in the contract.

Subletting, assignment to third parties or any use different from that agreed in the contract is not permitted.

4) Documentation and registration

To formalise the stay, personal data and documentation may be requested for identification of the occupants, contract preparation and, where required, compliance with applicable registration or reporting obligations.

5) Price and payments

The price, payment method and payment schedule will be specified in the written confirmation and in the contract.

Unless otherwise agreed, payments will be made by bank transfer or another mutually agreed payment method.

6) Security deposit and additional guarantee (Catalonia)

Legal deposit (INCASÒL): where applicable, the legal deposit will be requested and deposited by BKSol Trade, S.L. with INCASÒL (Institut Català del Sòl) according to the established procedure.

The return of the deposit held by INCASÒL will be subject to its administrative procedures and timeframes.

Additional guarantee deposit: in addition to the legal deposit, an additional contractual deposit may be requested to cover possible damages, extraordinary cleaning or outstanding amounts.

Refund: once the accommodation has been inspected after departure and everything is in order, the corresponding amounts will be returned within the agreed timeframe, deducting only duly justified costs according to the contract.

When applicable, the refund to the tenant may be made before completion of the administrative INCASÒL process.

7) Utilities

Utilities (water, electricity and internet) will be included or charged according to the written confirmation and contract.

If included, a reasonable use policy applies, excluding clearly disproportionate consumption unrelated to normal use.

8) Check-in, stay and check-out

Access instructions and practical information will be provided before arrival.

During the stay, guests must respect quiet hours, authorised occupancy and proper use of the accommodation and shared areas.

At departure the accommodation will be inspected and must be left in reasonable condition of use.

9) Cancellation and early termination

Cancellation terms, notice periods and any penalties or refunds will be specified in the written confirmation and contract according to the duration and dates of the stay.

10) Legal framework

These stays are generally governed by the regime of leases for use other than a primary residence under Spanish law, in the form of seasonal rental agreements with temporary purpose and defined duration.
