Mid-term rental
How it works
At Calafat Sea Living we offer mid-term rentals for stays of at least 32 nights, designed for remote work, professional stays, relocation, home renovations, temporary second residence, or other temporary circumstances.
This is not nightly tourist accommodation and we do not provide hotel services.
1) Check availability
You can contact us via:
- Web form
Please include:
- Approximate dates (check-in / check-out)
- Number of guests
- Accommodation you’re interested in
- Reason for the stay (temporary purpose)
2) Confirmation of terms
We confirm in writing:
- Availability
- Price and payment method
- Maximum occupancy
- Basic house rules
- Security amounts (deposit and/or additional guarantee)
3) Mid-term rental contract (non-primary residence use)
If it fits, we sign a mid-term rental agreement (use other than primary residence) including:
- Fixed duration
- Temporary reason
- Guest/occupant identification
- Usage conditions and rules
4) Payments (how it works)
Payments are made as agreed in the written confirmation and the contract (usually by bank transfer, or the agreed method). We will provide the details and the payment schedule before formalising the stay.
5) Deposit & additional guarantee (Catalonia)
Legal deposit (INCASÒL)
A legal deposit will be requested and deposited by BKSol Trade, S.L. with INCASÒL (Institut Català del Sòl) according to the established procedure.
The refund of the INCASÒL deposit follows their process and timelines (up to 21 days from a correctly submitted request).
Additional guarantee (for faster refund)
An additional contractual guarantee may also be requested, independent from the legal deposit, to allow a quicker refund after check-out.
Refund (max. 7 days if everything is OK)
After inspection, if everything is in order, we won’t wait for the INCASÒL administrative timeline and we will refund the applicable amounts within a maximum of 7 days, by bank transfer or the same method used for payment, deducting only properly justified costs for damages, extraordinary cleaning, or any outstanding amounts under the contract.
The INCASÒL administrative process does not prevent a refund to the tenant being made earlier when applicable.
6) Check-in, stay & basic rules
Before arrival we send:
- Access instructions
- House rules and usage guidelines
- Useful tips (parking, common areas, etc.)
Basic rules:
- Respect quiet hours (noise)
- No parties or events
- Occupancy as agreed
- No subletting or transfer
- Care for the property and furniture
7) Check-out & closing
At check-out:
- We review the overall condition
- We verify equipment and access items
- We process the refund of guarantees as described above
Legal basis (clear summary)
Stays are formalised through a mid-term rental agreement, within “use other than primary residence” rentals under the Spanish Urban Leases Act (LAU), with a temporary purpose and fixed duration.
