TERMS & CONDITIONS
Minimum stay: 32 nights
All stays at Calafat Sea Living have a minimum duration of 32 nights, designed for guests looking for calm and a slower pace, away from short-stay tourism.
Parking
- Easy parking right by the property.
- Parking (optional): available on request and subject to availability. It is confirmed and priced together with the stay.
Common areas (garden and pool)
Use of the common areas (garden/pool) is included for registered occupants, under the hours and conditions set out in these Terms.
Access may be temporarily limited due to maintenance, weather conditions, or applicable regulations.
House rules
- No parties or events.
- Respect quiet hours and the surroundings.
- Activities that cause disturbance, risk, or damage are not allowed.
- Registered occupants only. Occasional visitors may be authorised upon request and under certain conditions.
- No smoking indoors.
- Serious breaches may lead to early termination of the stay, as set out in the contract.
Stay conditions (seasonal rental · minimum 32 nights)
1) Type of stay and minimum duration
Stays are offered as a seasonal rental (use other than the tenant’s primary residence), with a fixed term and a minimum of 32 nights, in accordance with the Spanish Urban Leases Act (LAU).
2) Enquiries, confirmation and contract
Requests are made via form, email or WhatsApp. Availability, price and main conditions are confirmed in writing before the stay is formalised.
The stay is formalised through a seasonal rental contract, stating the reason for the temporary nature of the stay and the agreed term.
3) Occupancy and use
Maximum occupancy and the number of permitted occupants are set out in the confirmation and in the contract.
Subletting, assignment to third parties, or any use other than agreed is not permitted.
4) Documentation and registration
To formalise the stay, we will request the data and documentation required for the contract and, where applicable, for registration in accordance with the relevant regulations.
5) Payments
The price, payment method and schedule will be stated in the confirmation and in the contract.
6) Security deposit and additional deposit (Catalonia)
Legal deposit (INCASÒL): a legal deposit will be required and deposited by BKSol Trade, S.L. with INCASÒL, in accordance with the established procedure. Refunds through INCASÒL may follow their procedures and timeframes (up to 21 days from a correctly submitted request).
Additional security deposit (optional): an additional contractual deposit, independent from the legal deposit, may also be requested to allow a faster refund after check-out.
Refund (max. 7 days if everything is correct): after the accommodation is checked, if everything is in order, we will refund the applicable amounts within a maximum of 7 days, by bank transfer or the same payment method used, deducting only properly justified amounts (damage, extraordinary cleaning, or outstanding amounts under the contract).
Administrative processing with INCASÒL does not prevent an earlier refund when appropriate.
7) Utilities
Utilities (water, electricity and internet) are included or charged separately as stated in the confirmation and contract. If included, a reasonable use policy applies to avoid clearly disproportionate consumption.
8) Check-in and check-out
Access instructions and times are provided before arrival. On departure, a general check will be carried out and the accommodation must be left in reasonable condition.
9) Cancellations and early termination
Cancellation terms, notice periods and, where applicable, penalties or retained amounts will be set out in the confirmation and contract, depending on the duration and dates of the stay.
10) Legal basis
These stays fall under the Spanish Urban Leases Act (LAU) for rentals for use other than a primary residence (seasonal rental), with a temporary purpose and fixed term.
